Gulberg Greens

A land of dreams

A farmhouses-cum-residential project spanning well over 18660 kanals, Gulberg Green falls in the Zone-IV of Islamabad. The Capital Development Authority (CDA) approved the scheme in 2011 and issued the NOC in 2012. The original layout plan (LOP) included a land measuring 3861.85 kanals where only 409 residential plots were to be developed. However, in response to the rising demand, IBECH submitted the required documents with the CDA for the approval of revised LOP and NOC in phases for extension of Gulberg Greens comprising consolidated land of 15,202.30 kanals. The new LOP was approved on July 13, 2018, as a CDA document available here (http://www.cda.gov.pk/housing/society.asp?varId=43) confirms.

Gulberg Greens

Gulberg Islamabad is situated just a half-kilometer from the main Islamabad Expressway at the conjunction of Islamabad Zone IV and Zone V, with simple access to Islamabad and Rawalpindi. The distance from both the Zero Points in Islamabad and the Kacheris in Rawalpindi is a mere eight kilometers.

Gulberg Greens is an Agro farm housing scheme with an innovating town planning, where everything is situated at a walking distance. Gulberg Green has been divided into six blocks that include the Executive block and A, B, C, D, and E blocks. The plots sizes range from 4 kanals to 10 kanals. Based on the plot size following categories have been created:

Although primarily a farmhouse scheme, Gulberg Green also incorporates commercial areas to cater to the need of its residents. The town planners have carefully punctuated the landscape with five commercial areas that include Gulberg Civic Center, Gulberg Business Park, Gulberg Blue Area, Gulberg Busines Square, and Park Avenue.

The Gulberg Blue Area has been patterned on its namesake in Islamabad. It is located on the 220-fit wide Gulberg Highway. Similarly, Gulberg Business Square is based on the designs of Kohsar Market.

Facilities in Gulberg Greens

At least ten amenity plots have been demarcated for health and educational facilities and mosques in Gulberg Green.
Two of the leading school chains in the city have begun operations in Gulberg Greens. Other have entered into the discussion for MoUs.
The town planners had also allocated space for a medical complex, which is soon to begin construction as an MoU has already been signed with the potential administration.

Urban Planning & Design Private Limited (UPDL), a professional town planning firm, have taken responsibility for the complete project planning, engineering design, execution, and supervision of all the development work in Gulberg Greens.
They have been working on the behalf of IB Employees Cooperative Housing Society (IBECHS).
